After eight seasons of wise cracks and bad bedside behavior, Dr. House is hanging up his stethoscope.

Fox Wednesday announced “House” will be done after this season.

The show airs Monday nights at 7 on FOX6.

Executive producers David Shore, Katie Jacobs and Hugh Laurie released the following statement:

After much deliberation, the producers of House M.D. have decided that this season of the show, the 8th, should be the last. By April this year they will have completed 177 episodes, which is about 175 more than anyone expected back in 2004.

The decision to end the show now, or ever, is a painful one, as it risks putting asunder hundreds of close friendships that have developed over the last eight years – but also because the show itself has been a source of great pride to everyone involved.

Since it began, House has aspired to offer a coherent and satisfying world in which everlasting human questions of ethics and emotion, logic and truth, could be examined, played out, and occasionally answered. This sounds like fancy talk, but it really isn't. House has, in its time, intrigued audiences around the world in vast numbers, and has shown that there is a strong appetite for television drama that relies on more than prettiness or gun play.

But now that time is drawing to a close. The producers have always imagined House as an enigmatic creature; he should never be the last one to leave the party. How much better to disappear before the music stops, while there is still some promise and mystique in the air.

The producers can never sufficiently express their gratitude to the hundreds of dedicated artists and technicians who have given so generously of their energy and talent to make House the show it has been – and perhaps will continue to be for some time, on one cable network or another.

The makers of House would also like to thank Fox Broadcasting and Universal Television for supporting the show with patience, imagination and large quantities of good taste. The Studio-As-Evil-Adversary is one of the many clichés that House has managed to avoid, and for that the cast and crew are deeply grateful.

Lastly, the audience: some have come and some have gone, obviously. This is to be expected in the life of any show. But over the course of the last eight years, the producers of House have felt immensely honored to be the subject of such close attention by an intelligent, discriminating, humane and thoughtful – not to mention numerous – audience. Even the show's detractors have been flattering in their way. Making the show has felt like a lively and passionate discussion about as many different subjects as could possibly be raised in 177 hours. The devotion and generosity of our viewers has been marvelous to behold.

So, finally, everyone at House will bid farewell to the audience and to each other with more than a few tears, but also with a deep feeling of gratitude for the grand adventure they have been privileged to enjoy for the last eight years. If the show lives on somewhere, with somebody, as a fond memory, then that is a precious feat, of which we will always be proud.

FOUR-STORY STONE VILLA NEAR DUBROVNIK WITH VIEWS OF THE ADRIATIC SEA

1.75 MILLION EUROS ($2.3 MILLION)

This eight-bedroom stone villa, built in 2005, was designed to house a large extended family or to function as an owner-occupied vacation rental. In addition to the owner’s two-bedroom unit on the second floor, the four-story structure has a one-bedroom apartment and five studios, each with a bath and a kitchenette. Made of gray stone, with a red-tiled roof, the house has a one-car garage and a gated courtyard with a swimming pool. The one-bedroom apartment is on the first floor; it faces the pool and adjoins an exercise room. The main entrance, which opens onto a patio with a tiled roof, is one flight up. It is reached via a stone staircase.

The entire second floor is taken up by the owner’s two-bedroom apartment. The kitchen has a cream-colored ceramic tiled floor and windows overlooking the patio (also called a gloriette). The wood cabinets are painted white, and the hardware is stainless steel. The living room has an oak floor and pale yellow walls mounted with contemporary rectangular light fixtures. A sliding glass door opens onto a balcony with stucco arches overlooking the garden and the Adriatic Sea. The master bedroom, off the living room, has orange lacquered closet doors. The adjacent hall bath has a tub with a hand-held shower nozzle. The bathroom, its walls lined with yellow and white tile, has a bidet. The other bathroom, near the front door, has a shower stall and glossy turquoise tile.

The property is on a hillside cul-de-sac 15 minutes north of Dubrovnik in the village of Zaton. A small downtown, within walking distance, has restaurants, shops, a newsstand and a post office. The harbor, where you can swim and moor a boat for the day, is a five-minute walk. For longer-term boat moorings, the marina at the Adriatic Croatia International Club is about 10 minutes away.

The international airport at the southern end of Dubrovnik is a 40-minute drive.

The property market in Croatia is “generally steady, but coastal areas have slightly picked up since August,” thanks in part to foreign buyers, said Ivo Perkovic, a sales agent for First Property Croatia in Split. Prices in some areas are still off as much as 25 percent from their 2007 peak; Mr. Perkovic believes prices have stabilized at this new lower level. He said that although interest among Croatian buyers was strong, high mortgage interest rates were impeding purchases. Foreign buyers almost always pay cash, he added, because banks in Croatia generally will not lend to them.

“Prices in Dubrovnik are the highest in Croatia,” said Tatjana Tosic, director of property marketing and sales for the Dubrovnik Sun Gardens Resort. And Mr. Perkovic says homes in move-in condition in Old Town Dubrovnik start at 3,000 euros per square meter (about $365 per square foot, at 0.76 euros to the dollar).

Ms. Tosic says prices in the Dubrovnik region can go as high as 6,000 euros per square meter. The home profiled here is priced at 4,375 euros per square meter.

Before the financial crisis hit Europe, Dubrovnik was a popular second-home destination for residents of Britain. There are still some British buyers, Ms. Tosic said, but now the market is dominated by expatriate Croats who want vacation or retirement homes in Croatia. There are also many buyers from former Soviet bloc countries like Russia, Ukraine and Kazakhstan, Ms. Tosic said.

Mr. Perkovic cited the area’s popularity in recent years with buyers from Germany, the Netherlands, Belgium, Sweden and Austria. He has also noticed an increase in the number of Americans, encouraged by a stronger dollar and a perception that property in Croatia will hold its value.

If a foreigner’s home country welcomes Croatian property buyers, Croatia will reciprocate. “This depends on bilateral agreements between Croatia and that particular country,” said Vedrana Kelleher, sales director for Savills Croatia.

“At this point in time, besides Croatian citizens, all citizens of E.U. can also buy without any restrictions,” she said.

Transaction costs include a 5 percent transfer tax paid by the buyer, and legal fees of about 1 percent of the purchase price, Ms. Kelleher noted. Legal fees cover the cost of obtaining government approval, which for American buyers is typically a straightforward process. Some agencies charge buyers a real estate agent commission of up to 2 percent, though Ms. Kelleher said that was not routinely the case.

Foreign buyers are urged to make sure the agent they use is licensed, as there are otherwise few legal protections, Mr. Perkovic said.

Real estate prices are advertised in euros, but the transaction takes place in kunas, according to Ms. Kelleher. The final exchange rate is determined on the day of sale.

You might have your eyes set on a château, a farm, or a ruin you dream of renovating. But whatever it is that has caught your attention, be aware that finding a home in France, whether it’s renting or buying, is a challenging experience. 

Finding a home in France is a difficult task, one that even the locals dread. 60 percent of the French say they struggled to find a suitable home, a rate that increases to 71 percent for youths aged 18 to 29 years old, daily Le Figaro writes.

Should foreigners moving to France rent or buy? Legal fees for buying a first home are high and newcomers are advised to rent first and test the waters.

However, renting can also be a testing experience for foreigners. Landlords complain it’s difficult to kick out tenants who don’t pay the rent and demand a lot of guarantees before handing over the keys.

In Paris, housing shortages mean you often compete against other potential tenants for a flat or house.

Renting

You would think combing through ads in the local newspaper was a good way to start your house hunt. But that’s not the Gallic way to find a home. First, you must sort out your paperwork and put together a “bon dossier”, a good file in French.  Your “dossier” includes copies of ID card, tax forms, pay slips, etc.  You will need to hand these documents over to estate agents and landlords if you wish to rent.

In major cities, real estate agencies can require you to earn three to four times the rent, and have a guarantor who will step in and pay if you don’t.

These rules play against foreigners who often don’t have established relatives in France able to guarantee their rent.

You may be able to bypass these requirements by renting directly from owners, subletting or flat-sharing. Subletting is more informal so beware of scams, make sure the people you are dealing with are trustworthy.

If you are a foreigner working in France, do find out if your company can help you rent a flat or a house, they might be able to assist you with the admin.

You can also find out what the average rent is in your area on this website.

You will be asked to put up a deposit, which cannot be higher than a month’s rent. Often landlords “forget” to refund the deposit at the end of the tenancy, so be sure to claim yours.

Buying

Buying involves hefty legal fees in France, so prospective buyers are advised to choose carefully.

Legal fees for buying a property reach 5 to 10 percent of the sale price.

Negotiating a sale in France has its distinctive features. Once you have reached a deal with a seller, the notary draws up a sale promise or “promesse de vente”. This takes the property off the market and bounds the buyer to purchasing the product or pay 10 percent of the sale price in compensation. This sale promise gives the buyer time to deal with paperwork, and finalise loans.

If the buyer fails to obtain a bank loan, the sale promise is cancelled.

Where to look

The Local’s own property section has English-language listings of hundreds of flats and houses across France.

Real estate agencies are a good source of information, but do not be tempted into buying lists of flats on offer, this is often a scam. You will be asked however to pay agency fees if you do find a flat through a real estate agent. These fees can reach up to a month’s rent. This does sound a lot, but renting through an agency can be cheaper on the long term. So check out all the options.

If you want to bypass agencies, check out ad sections in local newspapers, or online. These are some of the main housing websites in France: Particuliers à particuliers, craigslist, seloger, explorimmo.

Mortgages

French weekly Le Point writes that the middle classes are increasingly finding it easier to buy than to rent. Landlords will require tenants to earn up to four times the rent, while bankers will give clients a mortgage for a third of their earnings.

Home buyers in France are only allowed to allocate up to a third of their income on mortgages. Banks encourage future home buyers to have 10 percent of the price of the property in savings to get a mortgage. If you want to find out what kind of loans you can get, ask several banks to do a simulation, and don’t hesitate in shopping around for the best loan.

French banks will ask foreigners to put a larger contribution upfront, up to 20 percent of the property price.

Oddities

It is not unusual to rent a flat or house without a fitted kitchen. So if you do not want to spend your first weeks in your new home eating sardines on bread, make sure your home has “une cuisine aménagée”, a kitchen with furniture, or even better “une cuisine équipée”, a kitchen with furniture and white goods.

It’s illegal to kick out a tenant who doesn’t pay his or her rent during the winter months. Struggling tenants can stay smug under the blankets from November 1 till March 15.

New Listings:Hanalei Bay Villas 30 is the only new listings this week with a price of $659K. This is a reduction from the prior listing during which time it was priced at $749K from 8/11 to 9/11. It sold for $530K in 8/03.

Contingent:Emmalani Court 224, priced at $369K, went quickly into escrow with only 12 market days. This unit sold for $670K in 4/05 and is a short sale. Plantation 1321 finally found a buyer after 905 market days. It is listed for $595K and sold for $523,993 from the developer in 11/05. Bali Hai and ocean view Pali Ke Kua 217 was priced at $879K as it went into escrow this week. That’s it for this week. There’s plenty of people on Island, judging from the amount of traffic and lack of parking spots both at the Cliff, the Princeville Center (my two main “barometers) as well as in “town.” (Lihue at Walmart etc.) Also, the weather has been outstanding and I suspect more visitors are busy enjoying the beach time. We only have 47 sales so far for Jan, compared to 58 for last Jan – we’ll see if we can catch up to that number.

As you may know, “Pele” on the Big Island is hard at work with new flow from the volcano which has prduced some beautiful sunrises and sunsets here on Island, due to the vog in the air. You’ll see one of the more gorgeous ones below.

From a rain-soaked reunion (Pretty Little Liars) to a synchronized swimming-themed proposal (Glee), it was a good week for all things gushy and gooey. Some were searching for love (Private Practice, Happy Endings), while others were letting it go (Gossip Girl, The Secret Circle).

Of course, that doesn’t mean there wasn’t room for a some rumbling (Teen Mom 2), reconciliation (House), revenge (Hell on Wheels), strip club shenanigans (One Tree Hill, CSI), and straight-up struttin’ (House of Lies). Though the synchronized swimming take on Rihanna’s “We Found Love” was spectacular, it was the ladies’ touching performance of Flack’s 1972 hit that was most affecting. Rachel, Mercedes, Santana, and Tina emoted through voices and their visions — most surprisingly Mercedes’ realization that her feelings for Sam ran deeper than she thought. The four-part harmony was powerful, and the dissolves to the girls’ memories of seeing their paramours for the first time was tear-jerking — in a good way.Watch it! Just as Penny was reveling in her successful Jeff-over, the song kicked up again as he walked into the bar lookin’ all hot, dawg.   • 1. The cost of paying in-house personnel outweighs its benefits.

    Vicky Dominguez, a professor of accounting, finance and computer office technology at the College of Southern Nevada, offered an example.

    A small local medical office, with five to 10 medical assistants and secretaries, would pay $40,000 to $50,000 per year in salary for an in-house bookkeeper, she said. It could outsource the work for about the same cost or less, $3,000 to $4,000 month, to a CPA firm. Or, it could outsource the work to a bookkeeping service for about $12,000 per year.

    2. The company has outgrown the ability of its staff to do the books internally.

    3. The company can’t get focused on accounting and is running behind on important bookkeeping tasks.

    “The No. 1 sign is when they get behind,” said Chris Wilcox, a partner at the Las Vegas accounting firm Johnson Jacobson Wilcox. “Invariably, the owner will get behind with his bank reconciliations. It’s only a month; he thinks, ‘No problem, I’ll catch it up next month.’ And then next month he gets behind and now we’re three months behind. If you start to get behind as a business owner, you need to get some help (from in or outside of the firm). If you get behind on the tax reports, there are penalties. There’s interest if you’re not making payments on time.”

    4. The company is being sued by the state for failing to pay unemployment insurance taxes, or is being audited for failure to remit sales taxes or payroll taxes.

    “A mistake we see with the sales tax is the business collects the money but it never gets around to filing the return or remitting the money, and the state frowns on that. They don’t take kindly to the fact that I collected tax from you and never sent it to them. The same thing with unemployment insurance — it’s part of the cost of doing business,” Wilcox said. “The IRS is very aggressive if you don’t remit the taxes that are withheld from the employees’ paychecks. If you don’t remit those taxes, the IRS doesn’t have a lot of patience with you.

    “With payroll taxes that are withheld from the weekly or biweekly payroll, people see this chunk of money sitting in their bank account and there’s just enough there to keep the doors open and pay the vendors to keep them off their back and they use that. That doesn’t go away in bankruptcy. There’s a 100 percent (IRS) penalty. If I as a business owner choose to pay my vendors rather than remit that money to the IRS, the IRS has the ability to come after me even if I’m incorporated,” Wilcox said.

    5. The company needs financial statements signed off by a CPA to obtain a loan or a bond.

    6. The company is contemplating an unusual transaction that may have tax implications — such as buying another company, buying real estate or buying equipment.

    “We help structure the transactions on the front end, and then typically we’ll work with CPAs or give them information and sometimes help do the tax returns on the back end,” said Las Vegas tax attorney Scott Swain, of the law firm McDonald Carano Wilson.

    7. A company’s owner or its partners are thinking of succession planning.

    They may be asking themselves what happens to their share of the business if they die. Or they may be planning to retire and want to give their share of the business to one or more of their children.

    A hot issue currently, Wilcox said, involves transferring wealth from one generation to another.

    He said that unless Congress acts by the end of the year, this may be the last year that business owners and individuals can give up to $5 million in the form of cash or stock in a business to a family member in a tax-free transaction.

With tax season under way, Nevadans are once again asking if they can file their own individual and business taxes or if they need professional help.

For most individuals, the April 17 federal income tax deadline is a once-yearly headache.

But for local business owners and executives, filing taxes is a year-round concern as companies are required to remit payroll, sales and other taxes on a quarterly or monthly basis — and, in some cases, even more frequently.

Keeping in mind the year-round nature of tax reporting and payment requirements for businesses — and the fact that tax reporting is based on basic ongoing bookkeeping entries and reports — we talked with local accounting experts about issues faced by businesses.

Specifically, we asked whether small businesses can handle their own bookkeeping and tax reporting chores using popular software — and at what point professionals should be called in for help.

The bottom line, our experts said, was that small businesses are capable of doing their own bookkeeping and taxes, many are doing so and many are wisely supplementing their in-house work with the help of professionals on an as-needed basis.

Some of the professionals we talked to questioned whether it makes sense for small-business owners to even attempt to do their own books and taxes.

“The small-business owner is the marketer, is the doer — is doing everything. So where is their time best spent: Sitting there pushing a pencil or is it out there bringing in new business?” said Laurie Johnson, a partner at the Las Vegas accounting and consulting firm Johnson Jacobson Wilcox.

And small businesses may find that even if they have in-house expertise, it makes sense to outsource bookkeeping, accounting and tax chores, said Vicky Dominguez, an accounting professor at the College of Southern Nevada.

“If the volume of accounting work is minimal, the cost of hiring the right person with strong accounting and taxation credentials is becoming very expensive. So outsourcing becomes very attractive,” she said.

Chris Wilcox, another partner at Johnson Jacobson Wilcox, agreed that both routine bookkeeping and complex CPA work can be outsourced. His firm typically works with businesses that are large enough to have their own controller but need Johnson Jacobson Wilcox for advanced analysis and other CPA functions.

“There are some good bookkeeping services in Las Vegas that we refer work to, and they’re not CPAs. We have a handful of clients that aren’t large enough to have their own in-house controller, and we’ve referred them to a bookkeeping service. And they do a great job for them,” he said.

Nevertheless, a small-business owner and his or her staff may actually like working with the numbers and prefer to keep that work in house. With their purchased software residing in the cloud (i.e. not loaded to a specific computer) and accessible on mobile devices, they can do that work anytime and anywhere without worrying about the 9-to-5 schedule of a bookkeeper or accountant.

On top of that, pretty much every business function is now automated, so why would accounting be different than computerized payroll, invoicing, inventory, shipping, bill paying, marketing and human resources functions?

If done right, it’s fine for small businesses to handle their own bookkeeping and tax chores, Dominguez said.

“If you can’t figure out how to do it, outside help is always available,” she said. “Many small-business owners are learning to do their own accounting and bookkeeping. I have several students who are small-business owners and potential business owners taking these courses specifically to be able to do their own record keeping, balance their bank accounts, understand better their financial standing to be able to apply for bank loans and refinance mortgages and other business financial activities.”

Anyone contemplating doing their own books, though, needs to understand that bookkeeping and taxes are potential minefields.

Consider this: The Nevada Department of Taxation alone collects 19 different taxes. Not every tax is applicable to every business, but that’s a lot of taxes.

And those 19 taxes don’t include such levies as workers compensation insurance premiums, unemployment taxes, federal payroll taxes and federal business income taxes.

Potential problems are lurking at every turn, ranging from an IRS or state tax audit caused by errors on the filer’s part to the discovery that a longtime employee has gotten away with stealing money from the company because of a lack of adequate internal financial controls.

A phrase often used in cautioning businesspeople about doing their own books and taxes and relying on tax software is “garbage in, garbage out,” meaning reports generated by software programs are only as accurate as the data used to generate them.

“If you do it in-house, you’re not paying an outside professional and you save money as long as you’re doing it correctly,” said Scott Swain, a tax attorney at the Nevada law firm McDonald Carano Wilson.

“The real problem is you may not know that you’re not doing it correctly. You might think everything’s fine, and then you find out when you get hit with a tax audit that you weren’t doing it correctly. Now you have a problem you have to deal with. You haven’t set aside funds to deal with that, and it could kill you.

“Another issue an outside accountant or accounting firm can address is checks and balances to make sure there are proper accounting procedures to prevent embezzlement or fraud by employees. We’ve had clients who had trusted employees disappear after embezzling large sums of money, and all they can really do is file a complaint with the police.

“If they had an accounting firm looking at it, it’s very possible these things would have been prevented or discovered before becoming such a large problem,” Swain said.

For those intent on doing their own books and taxes, our experts offered this advice:

First, a CPA and attorney should be consulted when establishing a business so the correct business structure is selected (partnership, LLC, corporation, etc.) and a “fill-in-the-blanks” bookkeeping structure can be established.

Second, those doing the bookkeeping work must know what they’re doing and may want to sign up for professional training on using popular accounting and tax software, like QuickBooks, TurboTax and Peachtree.

Third, the attorney and CPA need to be called in for help with unusual circumstances that may have tax implications — things like the purchase of real estate or expensive equipment.

There was a time when “condo conversion” referred to turning apartment buildings into condominiums.

But in another sign of a struggling housing market, a proposed conversion in Itasca would do the opposite: Rental units would replace a building now filled with mostly unoccupied condos.

And not unlike conversions of the past, the one in Itasca is decidedly controversial.

The village’s plan commission in a split vote recommended Wednesday that the building at 2 Itasca Place, near Nordic Road and Route 53, be converted from condos to rental units. An attorney for the building’s developers said they have been unable to sell 63 of the 70 units in the 5-story building due to the sagging real estate market.

“The loan had come due, and without the sales (the developer) couldn’t pay it,” said attorney Paul Conarty, who represents developer Itasca Properties, LLC.

The building sits next to another 70-unit, 5-story condo at 1 Itasca Place, where most units are occupied. That building would remain as condos, according to village documents.

For more than two hours Wednesday, about 50 residents weighed in on the issue. Nearly half agreed with the proposal, which would “prevent the south unit from becoming derelict … forcing the unit owners in the north building to shoulder the maintenance costs for the entire project,” Conarty said in a memo to Itasca officials.

But other residents and neighbors opposed the plan. Frank Rice, who lives in a house about 500 feet away from the condos, said he worries rental units could cause the neighborhood to decline.

“We’re all concerned that transients will be introduced to the neighborhoods,” Rice said on Thursday. “Condo owners have a stake in the building and take care of it. Renters generally do not care about the place or the neighborhood. The vast majority do not even have insurance on their own possessions.”

Itasca officials said they understand residents have strong feelings, but must put the proposal “through the paces” in order to address the vacancies.

The empty building is slated to be sold to Naperville-based Marquette Companies soon, Conarty said, adding that the company’s goal is to eventually convert the building back into condos once the housing market recovers.

Conarty says the demand for condos remains high among young people who want one as their first home, and among empty-nesters looking to downsize from houses.

“When the market fell apart, they weren’t able to sell their homes and were unable to buy the condos,” said Conarty. “The credit markets dried up at the same time, and young folks who would want to buy a condo as their first home were struggling to pay school loans and other expenses, so they were not able to buy either. It’s a snowball. This economy has wreaked havoc on all real estate.”

Six of the seven remaining owners at 2 Itasca Place will move into condos in the adjacent building. Another owner sold his unit and left the complex.

Conarty said his client Donald Morris, co-owner of Itasca Properties, felt this was the best solution for the residents, who were promised condos.

“He could have just simply rented the units and nobody could have stopped him,” he said.

Despite the bad market for condos, Conarty said he did not think the reverse conversion in Itasca signals a trend. The situation there was unique with the few remaining owners having the option of moving next door into similar condos. Converting an entire building while the owners are still in it, he noted, would require “100 percent concurrence from the owners.”

Now, under Marquette’s ownership, all units will be rented at 2 Itasca Place for an average of $2,300 per month.

Opponents such as Rice say this is a high rent, and questions why the condos weren’t simply sold at a more reasonable rate to encourage ownership.

“They said there is no market, but my point is there is always a market at the right price,” Rice said.

Because Marquette paid a “not insubstantial price” for the building and is pushing for zoning that will allow for conversion back to condos, Conarty argues they have a vested interest in maintaining the “very luxurious” condos.

“They can’t let it fall apart and turn into a slum,” Conarty said.
